The Shire of Chapman Valley is inviting tenders for the purchase of either, or both, Lots 26 & 27 Chapman Valley Road, Nabawa.

Tenders closing at 2:00pm on Friday 30 July 2021 are to be placed in a sealed envelope marked “CONFIDENTIAL - Tender 2-21/22 – Disposal of Lots 26 & 27 Chapman Valley Road, Nabawa” and either posted to the undersigned at PO Box 1, Nabawa, WA, 6532 or delivered and placed in the Tender Box located at the Shire Offices, 3270 Chapman Valley Road, Nabawa, WA 

Late or emailed tenders will not be accepted under any circumstances.

Background Information

Lots 26 & 27 Chapman Valley Road are vacant lots in the Nabawa townsite located opposite the Shire office.

Lot 26 (Volume 323 Folio 95A) is 808m² in area. 

Lot 27 27 (Volume 323 Folio 96A) is 1,034m² in area and has a secondary frontage to River Road at the rear of the property.

Lots 26 & 27 are both zoned ‘Residential R10’ under the Shire of Chapman Valley Local Planning Scheme No.3. The Shire of Chapman Valley Local Planning Scheme No.3 (text and maps) can be viewed at the State Department of Planning, Lands & Heritage’s website by clicking on the following link:

The Department of Water & Environmental Regulation’s ‘Chapman River Flood Study – Nabawa and Nanson Townsites’ (2020) identifies that Lots 26 & 27 Chapman Valley Road, Nabawa would be susceptible to flooding by a 1 in 10 year (and above) flood event (refer Figure 3).

As a result, applications for buildings (and particularly habitable buildings) upon Lots 26 & 27 would be referred by the Shire of Chapman Valley to the Department of Water & Environmental Regulation inviting comment. Measures such as the raising of finished floor levels for any buildings built upon the lots (potentially either through placement of fill and/or stumped house design or another method) to the heights recommended by the Department of Water & Environmental Regulation may be required to be imposed as conditions of development approval to address this issue.
