PROPOSED SECOND-HAND ANCILLARY DWELLING 4 (LOT 4) POST OFFICE LANE, NABAWA

The Shire has received an application for an ancillary dwelling (commonly known as a ‘granny flat’) at 4 Post Office Lane, Nabawa (former Church site).

 

The applicant is proposing to sell and remove the existing transportable building at the rear of the property and in this location site a second-hand transportable building for use as an ancillary dwelling.

 

The Shire of Chapman Valley Ancillary Dwellings Local Planning Policy lists the maximum habitable floor area for a granny flat in the Residential R10 zone as being 70m² with a maximum total roof area of 140m². The proposed development complies with this requirement as it would have a 35.7m² habitable floor area with a total roof area of 48m².

 

The building is proposed to be setback 1.5m from the eastern side boundary, 1.5m from the rear (northern) boundary and 2.7m from the western side boundary. The proposed development complies with the boundary setback requirements under the Residential Design Codes of Western Australia (R-Codes).

 

However, the Shire of Chapman Valley Local Planning Scheme also lists ‘second-hand dwelling’ as a development that must be advertised for comment in the ‘Residential’ zone.

 

The Shire is therefore advertising this application for comment prior to it being presented to a meeting of Council for determination.

This application will be presented to the 17 September 2026 Council meeting commencing at 9:00am for determination. The Council meeting is open to the public and will be held at the Council Chambers, 3270 Chapman Valley Road, Nabawa should parties wish to attend.
